Golden Visa is an opportunity offered by the Spanish Legislator for Non-EU (European Union) audience to avail Residency Permits for Self & Family and reside in this wonderful part of the world either on a part-time or full-time bases. The choice is yours. Furthermore, the Visa offers to the holder and family members a visa free access to the entire Schengen Zone.Before guiding you through the details, it is necessary to mention that Captain Costa (Real Estate Agency) works in close collaboration with a renowned Spanish Law firm based in Marbella, Malaga to handle the paperwork and legal side of the Residency Permit Process. Normally, and in most cases Golden Visa is popular with applicants who purchase real estate. However, it is also available to business people interested to invest in a Spanish company which is why the Permit is also referred to SPAIN INVESTOR VISA. But for the benefit of the readers, we shall restrict this post to Property Purchase.
The eligibility for this investment requires:
- Purchase of real estate in Spain worth at least €500,000. This can be in one single property unit or several, with an overall worth of no less than €500,000. Through experience one has noticed that the latter option remains to be more popular with the applicants.
For example, A few years ago a young family of husband and wife, three school going children Immigrated from Pakistan under the Golden Visa Spain scheme. They made the right move and bought out 4 properties on a budget of slightly over €500,000 hence, renting out 3 of these properties whilst living in one. The very first step is to confirm the Investment on property/properties. And for that you would most likely have to travel to Spain and finalize the purchase. In addition, the following must be fulfilled:
- You must be 18 years or older
- No history of criminal record
- No earlier refusal of Schengen Visa
- Must have Health Insurance in Spain
If the property has been purchased, proof must be submitted of acquired ownership through a Certificate issued by the Land Registry within 3 months prior to the application. This Certificate must include the purchase amount of no less than €500,000. If the purchase has not been finalized, a preliminary contract can be submitted which would include down payment, a letter from a financial institution in Spain proving the availability of required funds.
Dependent family members must apply for their Visas. Family being:
- Your Spouse
- Children under the age of 18
- Children who are not minors but none the less dependent due to health or mental conditions do qualify for the Visa
- Dependent elderly Parents
The family members will also receive “Resident Permits” thereby enjoying the freedom of movement within the Schengen Zone.
Again, the paperwork, applications, communications, translations will be taken care by the Law Firm.
The Visa is received at the Embassy based in the country of origin and is valid for 1 year.
During this year, the recipient must enter Spain and exchange the Visa for a Spanish Resident Permit which in turn will be valid for 2 years. This Residence Permit can then be renewed indefinitely, without any requirements to stay in the Country if the Investment is maintained. However, for renewal purposes travel to Spain is necessary.
Now, if you intend to live in Spain then Permanent Residency can be applied after a period of 5 years continuously being here at least for a period of 6 months in a year.
Golden Visa or Investment Visa is a pathway to citizenship as long as you live in the country for a period of 10 years. That is 6 months out of 1 year for 10 years. Although the process from being a Resident to a Spanish Citizen is pretty straight forward, there would be requirements such as knowledge of the language and the Country in general. Remember, a Spanish passport allows access to the EU job market and a visa free access to over a hundred countries.
Spain is part of the European Union, which means Spanish residents can travel visa free to all Schengen Zone countries for up to 3 months in a 6-month period, as can your family members. Other benefits include:
- You do not have to live in Spain to renew the residence permit – but you can if you want to.
- You can work and live in Spain Legally.
- You can bring your family members along (Spouse, children, and dependent parents)
- You and your family members will have access to Public Services such as State Health Care and Schooling.
