The Steps:

1. Find your property

Once the ideal choice Property has been identified on the Costa Del Sol, We would draw up a Reservation Contract.

2. Reservation Contract

This standard contract is used in Spain to reserve a particular property for a specified period of time; this time will allow the Lawyer to conduct a Due Diligence on the property.
Furthermore the contract sets out the basic terms and conditions of the purchase and is signed by both parties. This document typically includes the following:

• Full name of Buyer and Vendor
• Price of the property
• Property address
• Date to sign a "Private Purchase Contract"
• Other special conditions (subject to finance)
• A fully refundable deposit of €6000 is placed to by the Buyer to reserve the property

3. Due Diligence

Once your Lawyer has completed a full and thorough Due Diligence, they will inform You of their findings and, if applicable, will begin drafting a Private Purchase Contract.

4. Private Purchase Contract

A private purchase contract is between the Buyer and the Vendor and sets forth the terms and conditions of the property purchase; it typically contains the following:

• A legal declaration from the Vendor that they are legally positioned to the sell the property.
• The exact dimensions of the Property and its features as set out in the "Referencia Catastral" Government registration of the Property.
• The purchase completion date and hand over of the keys.
• The terms and conditions as agreed by between the Buyer and Vendor.
